Affordable homeownership designed for today and built for tomorrow

Through a partnership with Woodlawn United, Navigate Communities, and Design Initiative, this project brings high-quality, energy-efficient homes to the historic Woodlawn neighborhood.

These homes are designed to be more than affordable. They are built to be durable, comfortable, and connected to the character of the existing community.

The four homes built in 2026 are part of a long-term strategy to invest in neighborhoods through thoughtful design, durable construction, and accessible pricing. The development builds on Woodlawn’s historic charm while equipping families with modern comfort and long-term savings.

For Navigate, this is community development in action.

It is not only about building houses. It is about creating opportunity, strengthening neighborhoods, and helping families build stability through quality homeownership.

Woodlawn United homes and community-centered design

Design Initiative designed the homes to fit seamlessly into the neighborhood. The plans include welcoming porches, gables, eaves, and a walkable block design that reflects the character of existing homes.

That design choice matters.

Affordable housing should strengthen the fabric of a neighborhood. It should not look disconnected from the community around it. These homes honor Woodlawn’s history while bringing modern construction standards to families seeking long-term stability.

The typical home design includes approximately 1,400 square feet, three bedrooms, two bathrooms, nine-foot ceilings, insulated windows and exterior doors, laminated engineered-wood flooring, wood cabinets, and solid-surface countertops.

The result is a home built for everyday life. Families gain space, comfort, and quality materials. The neighborhood gains new housing that supports both affordability and pride of place.

Woodlawn United homes use durable, efficient construction

These homes are constructed using our Fortis method with Structural Insulated Panels (SIPs). These panels create a strong exterior shell and support improved energy efficiency.

The Fortis model combines energy-efficient construction with timeless design. Each home offers resilient materials, community-forward planning, and more than shelter. The homes offer security, opportunity, and pride of place.

This approach is important for affordable housing.

A home’s purchase price is only one part of affordability. Families also face utility costs, maintenance needs, insurance pressures, and long-term durability concerns. Energy-efficient construction can help reduce long-term costs while improving comfort.

That makes the Woodlawn model especially important.

It shows that affordable homes can also be high-quality. It also shows how innovation can serve residents without sacrificing neighborhood character.

Woodlawn United homes support affordable homeownership

Homeownership can be a powerful tool for family stability. It can help residents build equity, remain rooted, and participate in neighborhood growth.

However, many working families face rising housing costs and limited access to quality homes they can afford. Woodlawn United responded to that challenge with a model focused on accessible pricing, durable construction, and thoughtful design.

The project also reflects a larger vision for community development. It connects housing production with neighborhood revitalization. It pairs innovation with partnership. It also demonstrates how mission-driven organizations can create homes that support families for generations.

This is part of Navigate’s broader effort to expand impact and reimagine what affordable housing can look like. We partnered with Woodlawn United to bring new homeownership opportunities to one of Birmingham’s rapidly growing communities. Builders completed four homes in 90 days using the Fortis model. That success showed how the model can help mission-driven organizations scale affordability, preserve neighborhood character, and deliver lasting value.

Partnership that strengthens neighborhoods

The Woodlawn United homes show what is possible when partners share a vision.

Woodlawn United brings a deep commitment to the neighborhood. Fortis brings an innovative housing model. Design Initiative brings thoughtful design. Navigate brings affordable housing expertise and a mission to ensure fair and equal access to quality housing choices.

Together, the partners are creating homes that strengthen neighborhoods, honor local character, and create opportunities for families to thrive.

That is the heart of community development.

It is not just construction. It is an investment with intention and housing that supports families and respects place. This model can help communities think differently about affordability, design, speed, and long-term value.

The Woodlawn United homes offer a clear example of Navigate’s approach to community development: practical, innovative, mission-driven, and rooted in partnership.
