As a property manager, your role is to follow the Fair Housing Act while setting clear expectations. But that starts with knowing what you can?.. And cannot ask. That’s coming up! On the Flip Side. First—know this: service animals are dogs trained to do specific tasks. You can ask two questions: 1. Is this animal required because of a disability? And 2. What work or task has it been trained to perform? You can't ask for medical details, registration, or proof of training. HUD makes that clear. Next—support animals are different. These aren’t task-trained, but they provide emotional or psychological support. They’re allowed with proper documentation from a licensed health professional. Bottom line? It’s not about guessing—it’s about staying compliant and consistent. When in doubt, treat every request like a legal one. Document the process, Ask the right questions, And remember. Pets are optional.. Assistance animals are not.
